Preparing a home for sale does not always require a major renovation. Often, the smartest improvements are the ones that make the property feel clean, cared for and easy for buyers to understand.
It is important to be realistic: fresh paint, staging and small repairs do not guarantee a higher sale price. Their value is often in improving presentation, removing distractions and giving buyers fewer reasons to hesitate.
The right plan will depend on the home, its condition, the neighbourhood and the competing listings. Before spending money, start with a professional review of what is and is not worth changing.
1. Start With Cleaning and Minor Repairs
A clean home generally shows and photographs better. Give extra attention to kitchens, bathrooms, floors, windows, light fixtures and baseboards. If the property needs a deep clean, arrange it before photography rather than trying to correct the presentation after the listing is live.

Small maintenance issues also deserve attention. Loose hardware, damaged caulking, dripping faucets, marked walls and burned-out bulbs may be inexpensive to correct, but leaving several visible problems can make buyers question how well the rest of the home has been maintained.
2. Use Paint and Lighting Selectively
Paint is most useful when walls are damaged, heavily marked or finished in colours that dominate the room. A neutral, consistent palette can make the home feel brighter and allow its features to stand out.
That does not mean every room needs to be repainted. If the existing finish is clean and in good condition, the money may be better spent elsewhere.
Lighting should be approached the same way. Replace burned-out bulbs, clean fixtures, use consistent bulb temperatures and open blinds to improve natural light. Replace a fixture only when it is damaged or noticeably distracting—not simply because it is older.
3. Improve the First Impression
Curb appeal begins with basic maintenance. Trim overgrown landscaping, clean the walkway, remove seasonal debris and make the entrance feel tidy and welcoming.
For an Ottawa listing, the work should suit the season. In spring and summer, focus on lawns, gardens and exterior cleaning. In fall and winter, keep leaves, snow and ice cleared, check exterior lighting and make the entrance safe and easy to access.
An expensive landscaping project immediately before selling is rarely the first priority. The goal is to show that the property has been cared for—not to redesign the entire exterior.
4. Declutter and Stage With a Purpose
Decluttering should help buyers see the layout, storage and function of each space. Remove excess furniture, clear crowded surfaces and reduce overfilled closets. Avoid stripping the home of all personality; an empty or overly sterile space can be just as difficult to connect with.
Staging is not one-size-fits-all. Some properties benefit from full staging, while others need only furniture rearrangement, selected accessories or a focused consultation.

5. Be Careful With Major Renovations
One of the costliest mistakes a seller can make is assuming every renovation will be recovered in the sale price. Kitchens, bathrooms and other major projects can be expensive, disruptive and influenced by personal taste. The Appraisal Institute of Canada also cautions that renovation costs are not always fully reflected in a property’s value.
Before renovating, compare the home with recent sales and current competition in the same area and price range. A high-end renovation may make little financial sense if buyers in that segment do not expect it. In many cases, targeted work paint, hardware, lighting, caulking or minor repairs can improve presentation without the cost and risk of a full remodel.
The goal is not to make the home perfect. It is to spend where the work is likely to matter and avoid improvements buyers may not pay for. If a project requires a contractor, review the Government of Canada’s home-renovation consumer guidance before accepting a quote or signing a contract.
